How Much Does Assisted Living Cost?
Broad Creek Manor is a private-pay assisted living community. This means residents (or their families) pay directly for room, board, and personal care services. Costs vary depending on the accommodations selected.
While Medicare does not cover assisted living costs, it generally does cover medical expenses such as physician visits, prescriptions, therapy services, and other healthcare needs. Some families also use long-term care insurance or veterans’ benefits to help with expenses.

What Types of Rooms Are Available?
At Broad Creek Manor, we offer a variety of comfortable living options to fit different needs and preferences. Most of our rooms are private bedrooms with private bathrooms, giving residents their own space and privacy. We also have a selection of semi-private rooms and private rooms with shared bathrooms for those who prefer a more affordable or social option.
For residents who enjoy scenic views, We’re proud to offer seven waterfront rooms with beautiful views of the Susquehanna River.
Does Medicare Pay for Assisted Living?
Unfortunately, Medicare does not cover the cost of assisted living itself—things like room, meals, or daily personal care. However, Medicare will still cover medical care for eligible residents, such as doctor visits, hospital stays, prescriptions, therapy, and other healthcare services.
What Is Your Staff to Resident Ratio?
We maintain a 1-to-5 staff-to-resident ratio, meaning there is one staff member for every five residents. This is significantly better than the industry standard of about 1-to-8, allowing us to provide more personalized attention, quicker response times, and higher-quality care for each resident.
What Experience Does Your Staff Have?
Broad Creek Manor is led by Owner Melissa Chaney, an Occupational Therapist with over 25 years of experience working with seniors. Her therapy-minded approach shapes the care we provide, with a strong focus on maintaining independence and quality of life.
The majority of our team are Certified Medication Technicians (CMTs) with extensive experience in medication management. In addition, all staff members are trained in CPR and First Aid, ensuring residents receive safe, knowledgeable, and compassionate care every day.
We are also proud of our low staff turnover, which means families and residents can count on seeing familiar, trusted faces providing consistent care.
Do You Have 24-Hour Staff?
Yes. At Broad Creek Manor, there is always a trained staff member on-site, 24 hours a day, 7 days a week. Around-the-clock care ensures that residents have immediate support for daily needs, emergencies, or unexpected concerns at any time of day or night.
This constant presence provides peace of mind for families and helps residents feel safe, secure, and well cared for at all times.
What other medical services do you offer on Site?
At Broad Creek Manor, we make healthcare convenient by bringing trusted providers directly to our residents. A licensed nurse practitioner visits twice a month to meet personally with residents and address their ongoing health needs. Our delegating nurse is a registered nurse who remains on call to provide clinical oversight and support.
We also coordinate with other specialists who provide on-site services, including a podiatrist for foot care and therapists who make house calls when needed. In addition, we have access to mobile lab services for blood work and testing, as well as on-site x-ray technicians when diagnostic imaging is required.
This comprehensive network of providers ensures residents receive timely medical attention and continuity of care without the stress of frequent outside appointments.

Do You Have an Outdoor Space?
Absolutely! Broad Creek Manor is nestled on 23 acres overlooking the Susquehanna River and Broad Creek, offering residents a peaceful, natural retreat. Our grounds include a large covered deck, a spacious patio with a shaded seating area, sofa, and fan, and paved walkways that make it easy to enjoy the outdoors when the weather allows.
Many of our rooms feature beautiful waterfront views, and it’s common to spot deer, eagles, backyard birds, and other wildlife right from the property. Whether it’s relaxing on the patio, gardening, or simply soaking in the scenery, our outdoor spaces add to the sense of home and tranquility.

Are All Assisted Living Services Included in the Monthly Fee?
Yes. At Broad Creek Manor, we believe in keeping things simple and transparent for families. Our monthly fee is all-inclusive, covering room, meals, personal care, laundry, housekeeping, medication management, and all planned activities. We do not “nickel and dime” for basic services.
The only additional costs are for optional personal choices, such as adding a TV to a resident’s room or scheduling a haircut with the hairdresser. Medical care continues to be billed separately by outside providers.
This all-inclusive approach helps families plan with confidence, knowing there won’t be hidden fees or surprise charges.
